A Combined Building and Pest inspection is a pre-purchase building inspection combined with a timber pest inspection that covers termites, borers,  and fungal decay. We conduct both these inspections in parallel by experienced inspectors who hold both builders and pest controllers qualifications. When you book your Building and Pest Inspection with Oryx Construction, we will make all the necessary arrangements and undertake your inspection. You are of course welcome to attend the inspection if you wish. Once your inspection is complete, you will receive a comprehensive building report that is produced by our qualified building inspector.

Our highly recommended home inspectors are all long-term trusted employees not here today and gone tomorrow as sub-contractors. Oryx Construction Inspectors are supported by a unique computer-aided inspection system and the latest inspection equipment such as high-sensitivity thermal cameras costing thousands of dollars that others don’t often have.

We recommend you undertake a Building and Pest Inspection report to determine if there is anything that needs to be addressed prior to putting your house on the market. If you are auctioning your house – you will also want to provide the results of a Building and Pest Inspection to display to potential buyers.

Before your contract becomes unconditional, it is recommended that you carry out a Building and Pest Inspection.

A pre-purchase building inspection report will highlight any areas of defect on the property. It is then up to you to decide whether to request those issues be rectified prior to settlement or negotiate a better price. Alternatively, you may be able to cancel your contract or choose to fix the defects after settlement.

A Pre Purchase Inspection Report involves a thorough inspection of the building and its immediate surroundings. The inspection may include a moisture measurement reading where appropriate. All readily and safely accessible areas of the property are inspected including fences, yard, building exterior, building interior, sub-floor, roof exterior, and roof voids.

Immediately before slab pour.

When the frame is complete but before internal wall linings.

When external windows and doors are installed and the roof is on.

When construction is complete including carpentry prior to painting.

A very detailed inspection when finished ground levels have been established.

At 12 months for all defects and at 6 years for structural defects only.

Building disputes often happen due to misunderstandings.

What you think you’ll be getting for your money may be different from what your builder plans to deliver for the agreed price.

That is why it’s essential that you have a good working relationship with your builder. Resolving these mismatches before work starts will avoid a lot of grief later.

By involving an independent building inspection company such as Oryx Construction – to conduct Stage Inspections throughout the building process, at Building Handover prior to the expiration of your warranty periods at 12 months (covering any defects) and 6 years after completion (Covering Structural Defects only); problems can be detected early and corrected to avoid disputes and stress all around.
